El estado del Wellness Real Estate en México, 2026

México cuenta con menos de 50 edificios con certificación de bienestar. Pero el mercado crece a doble dígito. Analizamos los números, las ciudades y los desarrolladores que están liderando el cambio.

The Wellness Real Estate Market in Mexico: Real Figures

The global wellness real estate market reached $584 billion USD in 2024, according to the Global Wellness Institute. By 2029, it is projected to surpass $1.1 trillion. In this context, Mexico holds a paradoxical position: it has the architectural talent, market demand, and foreign investment — yet it barely has ~50 buildings with wellness certification.

Where Is Mexico Today?

  • $16.4B USD in wellness real estate investment (2024)
  • +13.7% annual growth, above the global average
  • Mexico City concentrates 70% of certified projects
  • Monterrey and Guadalajara are emerging as secondary markets
  • Valle de Bravo and Merida lead the premium residential segment
  • The Gap Is the Opportunity

In the United States there are more than 40,000 projects with some type of LEED or WELL certification. In Mexico, barely 50. That does not mean the market does not exist — it means it is about to explode.

The developers who certify first will capture the premium. The global data is clear: a WELL-certified building is worth between 10% and 25% more per square meter in the residential segment.

    Cities to Watch

  • Mexico City — The most mature market. Torre Reforma, Campus Corporativo Coyoacan, and Santa Fe Wellness Hub set the standard.
  • Monterrey — Distrito Tec is creating a complete wellness ecosystem. Investment in Nuevo Leon is growing at double digits.
  • Guadalajara — Hines' Midtown Jalisco is the most ambitious project in western Mexico.
  • Merida — Inmobilia is pursuing WELL pre-certification for Country Towers. The climate favors bioclimatic design.
  • Valle de Bravo — The ultra-premium segment is adopting neuroarchitecture and biocompatible materials.
  • Conclusion

Mexico has fewer than 50 certified wellness buildings. But it has a $16.4B market growing at double digits, ambitious developers, and an investor class that increasingly values health. The next 3 years will determine who leads this transformation.
